In early July 2025, Eurostat published its latest housing price index. The figures show that while prices across the euro area grew by 5.4% year-on-year, Portugal outperformed all other EU countries. In the first quarter of 2025, house prices here increased by 16.3% compared to the same quarter of 2024 ( idealista.pt ). Prices also rose by 4.8% compared to the last quarter of 2024 ( idealista.pt ).
This rapid growth has implications for buyers and sellers in the eastern Algarve. Compass Property Sales analyzed the numbers and distilled what they mean for people considering real estate in Tavira and throughout the region.
Eurostat data, summarized by idealista, shows that Portugal recorded the largest annual and quarterly increases in housing prices in the EU. The only country to register a price decrease was Finland (-1.9%), while the closest price gains were seen in Bulgaria (15.1%) and Croatia (13.1%). In other words, Portuguese real estate is appreciating almost three times the EU average.
Why is this happening? Several factors are converging:
The eastern Algarve (which includes Tavira, Cabanas, and Monte Gordo) historically offers better value than hotspots like Lagos or the "Golden Triangle." Confidencial Imobiliário's Q1 2025 report – cited in Compass's previous analysis – recorded an average price increase of 6.3% across the Algarve and noted that inland municipalities saw gains of 8%. Average prices per square meter still varied considerably: Lagos averaged around €6,303/m², Loulé €5,258/m², and Tavira around €3,947/m².
Although national prices are rising sharply, average prices in Tavira remain well below those of the western Algarve. Buyers can still find houses with authentic Portuguese charm, riverside apartments and rural villas at competitive prices compared to Lisbon, Porto and the western Algarve.
